What is a French drain and how does it work?

A French drain is a trench filled with gravel and a perforated pipe that collects and redirects excess surface water and groundwater away from your property. Water seeps into the gravel, enters the pipe through perforations, and is then carried by gravity to a suitable discharge point, preventing water accumulation and hydrostatic pressure against foundations.

How do I know if I need a French drain for my Cloverdale home?

Common signs include standing water in your yard after rain, perpetually soggy lawns, basement or crawl space moisture, cracks in your foundation, or erosion around your home's perimeter. Given Cloverdale's clay-rich soils and heavy rainfall, these issues are often indicators of inadequate drainage.

Are there different types of French drains?

Yes, there are several types, including perimeter French drains installed around foundations, yard French drains to dry out soggy lawns, and curtain drains to intercept groundwater on slopes. The best type depends on your specific drainage problem and property layout.

What are Surrey's bylaws regarding French drain installation?

The City of Surrey has bylaws, such as the Stormwater Drainage Regulation and Charges By-law, that govern drainage solutions. It's crucial to ensure your French drain properly discharges water without impacting neighbouring properties or the municipal storm sewer system, often requiring permits and adherence to specific connection standards. Budget Heating can help ensure compliance.

How long does a French drain last and what maintenance does it require?

A properly installed French drain can last for decades with minimal maintenance. Key maintenance includes regularly checking outlets for obstructions, keeping the area above the drain clear of heavy landscaping, cleaning catch basins annually, and considering professional cleaning every few years to prevent blockages and ensure continued effectiveness.
