Under BC's Strata Property Act, owners are responsible for plumbing fixtures and pipes within their unit (toilets, faucets, supply lines). The strata corporation is responsible for common property plumbing — shared drain stacks, main supply lines, and pipes in walls or ceilings that serve multiple units. If a common pipe fails and damages your unit, strata's insurance typically covers the damage.
How much does it cost to replace a toilet in a Vancouver condo?
Toilet replacement in a Lower Mainland condo typically costs $350–$600 including parts and labour. This includes removing the old toilet, installing a new one with a new wax ring and supply line, and testing for leaks. Low-flush or comfort-height models are available in the same price range. Emergency or after-hours service adds $80–$150.
Can I replace my own faucet in a condo?
Technically yes — faucet replacement within your unit doesn't always require strata approval. However, if you need to shut off water to the entire floor or building, you'll need strata to coordinate. We recommend hiring a licensed plumber to avoid voiding manufacturer warranties and to ensure the work meets BC plumbing code.
Why is my water pressure low in my apartment?
Low water pressure in apartments can be caused by a faulty pressure-reducing valve (PRV) in your unit or the building, partially closed shut-off valves, mineral buildup in aerators or showerheads, or a leak somewhere in the supply line. A plumber can diagnose the cause in about 30 minutes. PRV replacement costs $200–$600 depending on location.
How long does a condo plumbing repair take?
Most single-fixture repairs (faucet, toilet, showerhead) take 1–2 hours. Full fixture replacements take 2–4 hours. More complex work like shower valve replacement or drain stack access can take a full day. We always provide a time estimate before starting.
Do you need to shut off water to the whole building for condo plumbing work?
For most unit-level repairs — toilet, faucet, sink — we only need to shut off the angle stop valve under the fixture. No building-wide shutoff is needed. For work on shared lines or if your unit lacks individual shut-offs, we coordinate with strata for a scheduled building shutoff, typically early morning.
